The main reason I had chosen BlackcardU for my education is due to their one-on-one training they offer.
During week 2, I have my first introduction with my Coach. Had to make a bunch of phone call, automatically expanding my social circle and I struggle to keep focusing on my goals, for very good reasons.
Introduction with my BlackCardU Coach
After a few weeks of reviewing my file, BlackcardU finally assigns me with one of their coaches.
My assigned coach is no where close to my location. This means long distance coaching.
My first impression of my coach was nothing unusual and very typical. We introduced each other with our background story with the “how” and “why” we got involved and stared in the Real estate investment business, and what our goals or expectations of working together are.
With their back story and firm voice, it assured me that I would be in good hands.
Trust the program
After our introduction, we went through the internet pages that was provided to me with a series of video lessons, spreadsheets and contract files.
To be honest everything feels overwhelming. And that is precisely why a coach or mentor is required.
My coach rapidly went through stuff I needed to do, during the following week.
Just like any other tasks I need to complete, I try as much as I could to focus on one task at a time. Wasn’t’ always easy.
One of my tasks were to contact a number or realtors. Some conversation where rough, others were smooth. I had highs and lows all day, to the point where I started to question if I was bipolar!
If you’re going through hell, why stop there?
Although I was behind my tasks at the end of my week, I never stepped down, I have to trust the program an keep going.
Being too honest
I’ve learned the hard way of, not to say too much.
Sometimes being too honest or transparent can bring you defeat.
In an ironic turn of event , it also expand my social circle in an amazing way!
In one of my conversation with a Realtor, I got messed up in my question that my coach had given me to help me engage with them.
This realtor in particular saw right through me!
Although being a realtor, he gave me tips on what to say and what not to say to any realtor if I wanted to be successful in my business. Just like my coach, he told me his backstory, and my mouth was ajar with his success. Not only was he a realtor he was first and for more an entrepreneur, and a very successful one.
I was talking to the owner of the #1 oldest and most successful fish market that existed in town, delivering through out the Maritimes, Quebec and Ontario.
He has multiple multiplex rentals in and around town and had other business aside.
Even though he was away on vacation with his buddies, he talked with me for over 30 minutes. I asked if we could meet up in person once he would be back, have proper discussion and if he could mentor me in real estate and realtors in general.
To my delight, he accepted.
Expanding my social circle
During our first calls, my Coach asked that I write done a list of 150 people that I know. Regardless of if you know them personally, or just someone you cross by on a weekly bases.
Write down every member of your family, neighbors, your neighbors extended family you meet that one time when they visited your neighbors. Your co-workers, or that cashier at Dairy Queen with the name tag “Linda” that is so nice to you and you just hit it off.
My coach didn’t explain why. But when I was writing them down, I immediately understood why I was doing this exercise.
Each one of them became leads to my social circle for my business.
We all know someone who knows someone, who knows something.
We just need to ask the right question to the right person.
I recall my neighbors saying her Mom’s boyfriend was an commercial electrician.
Meaning he might know a lot of trade people I could connect with.
I was invited to different groups on facebook to interact and ask question to.
I have only crossed one other student from BlackCardU in the Maritimes, which whom I immediately send out a friend request on facebook.
My coach ask that I post a “We buy houses for cash” ad on kijiji or markeplace. When I searched for similar ads, and found a few, I went a little further and gave them a call.
The person publishing the ad was a REI (Real Estater Investor) himself. He was nice enough to talk to me, and I took advantage of his experience and asked him a few questions, as well as shared a issues I was having.
He often falls upon deals he may not take for himself so he offers them to other investors like myself.
I reached out to another Real Estate Investor how lives in town! After over an hour of chatting on the phone, we are booked to meet on one of he’s sites and discuss our next step of working together and expanding each others business.
Losing Focus
When calling, chatting and meeting with all these wonderful people, I often get side tracked.
I got offered jobs.
I got asked to become a Realtor. A birddog, a call center for a very successful Real Estate Investor.
I had double thoughts on the offers. Cause honestly, I’m a Padawan in the industry of real estate.
Maybe taking baby steps and learning a little about all of these branches would help me in the future?
I had to shake off that idea!!
I needed to focus on my original plan of becoming a Self-made Real Estate Investor.
It can be easy to fall of the tracks.
I constantly remind myself why I wanted to become a Real Estate Investor in the first place.
